Exterior Home Improvement Projects

This is a repeat from last month but it is worth the reminder.  If you are planning exterior updates to your homes, please check out the Architectural  Committee section on the Fairways website.

You can see the guidelines for exterior changes, e.g. including roofing shingle replacements, and construction of additions or buildings or landscaping that requires clearing, excavation or grading, as well as, addition or removal of large trees.

You can review the procedures and download an Architectural Request Form @ www.fairwayshomeownerassociation.com.  If you have any questions, you can contact a member of the Architectural Committee @ gbfairwayshoa@gmail.com.

Requests must provide plans and details sufficient for the Architectural Committee to assess their compatibility with the FHOA Architectural Guidelines and CCRs.  The 30 day clock to get approval by the Board for such requests does not start until all the required details are provided.

Lawn Care

Dollar Weed seems to be the WEED of choice in Fairways!

Neighbors with the beautiful yards recommend Scotts Turf Builder Southern Weed & Feed or Scotts Turf Builder/Southern Triple Action or Spectracide Weed Stop for Lawns Concentrate.

Now is a good time to go after the little bugger because we are not watering our lawns that much. Dollar weed cannot grow in drier soil conditions, but your lawn will develop deeper roots, helping it to better outcompete weeds.

Whatever you get, make sure that the weed killer is SAFE for lawns.

 Trash Cans!!!

A member of the FHOA Board will be visiting those homeowners who keep their trash cans out in view every day. Please keep your trash cans out of sight except on Pickup days. That means in the garage or screened so that they are out of sight from the street or your neighbor's window. We all live too close to one another to be inconsiderate, not to mention inviting unwelcome wildlife.    Please be respectful of your neighbors and the Covenants.

A Message from the Board

On behalf of the whole Community, we wish to extend a big WELCOME to the Maloneys at 1192 Longwood Drive. Todd and Vivian and their two children come to Fairways by way of California.  A wave and a smile are a good start!

In order to keep Attorney costs down, amended & restated CCR documents have been compiled on PDF format in house, which turned out to be a daunting task.  After Attorney review, the CCR document should be posted to the website by February 15, 2022. Paper copies will be available on request @ gbfairwayshoa@gmail.com

Everyone should have received their invoice for annual dues of $324.  As of Feb. 8th, Forty-six homeowners have remitted their 2022 FHOA dues.

Dues are considered late after February 28.

An Annual Meeting is required by May 1st. Ron & Zonia Rose are at the end of their two-year term.  If you would like to nominate a Homeowner or yourself to run for one of the open Board positions, nominating forms will be mailed to Homeowners at the beginning of March and must be returned to the FHOA Secretary by March 15, 2022. The Secretary will then mail official ballots with all nominees at least 15 days prior to the Annual Meeting date. Please watch your email for notices of these important mailings and the date and time of the Annual Meeting.

Changes in Current Board Membership

We would like to thank Jim Brownlee and Kevin Price for volunteering to fulfill the remaining year of two open Board positions.  Per the By-Laws, the Board unanimously elected both during the January meeting. Kevin will complete Scott’s term which will run until the 2023 General Meeting. Kevin brings some knowledge of the banking industry and fresh enthusiasm for keeping our Association on track.  Scott is working with Kevin to complete a smooth transition by the end of February.  Jim will complete Jill Teston's term which will run until the spring of 2023.  Jim has agreed to assist the Board with looking after the management of Common Property needs.  Jim brings leadership and organizational skills honed over many years as an award-winning college baseball coach.

Both are very personable, quite capable, care about the neighborhood and the current Board Members are very pleased to welcome them to the Team.

Alligator Alert

A four foot alligator was spotted on Tiger Point Boulevard and Tour Drive, which shares the creek behind 4016-4052 Longwood Circle. It's probably not a problem, but, be mindful walking near the small bridge at Tiger Point Blvd and Tour Dr or yards that back the creek.

Parents: be advised. A lot of kids find the creek enticing, playing in the shallows, or fishing at the edge but it is not really a safe place to play.

To everyone else, if you see, please don't feed it.
