ACC Purpose & Responsibility

Purpose:

The Architectural Control Committee (ACC) as appointed and supervised by the Board, has jurisdiction over all construction on any portion of the Community. The ACC is responsible for promulgating:

This committee’s mission is to assist the Board in keeping our neighborhood an attractive, desirable community while preserving and enhancing the property values for current and future residents. Inherent in this mission is a duty to provide clear guidance and expeditious processing of homeowner applications for construction or material landscaping plans.

Responsibilities:

  1. The ACC Chairperson oversees the operations and functions of the ACC Committee.

  2. The FHOA Board of Directors can add or remove any ACC Committee member at any Board of Directors meeting.

  3. Only Lot owners in good standing can be a member of the ACC Committee.

  4. The ACC Chairperson will be responsible for receiving ACC requests from FHOA Lot owners who plan home improvements covered under Section 8 of the FHOA Covenants and processing such requests with an evaluation by the ACC Committee.

  5. The ACC Committee, recommendations will be presented at a Board of Directors meeting.

  6. ACC recommendations will be completed within 30 days of submission to the

  7. FHOA Board of Directors and/or ACC Committee.

  8. The Board of Directors will give the final approval or disapproval of ACC Committee recommendations and these will be recorded in the Board of Directors meeting minutes.

  9. Construction plans for homes, pools, decks, screens, fences, landscaping, driveway expansions, home extensions or additions and other relevant records will be maintained in the FHOA storage location for documents and records.

  10. ACC Committee can make recommendations for variances in the ACC Guidelines.

  11. ACC Committee can make recommendations for variances in the Covenants to the Board of Directors.

  12. The ACC Chairperson will inform the Lot owner that any variance request in the Covenants must be presented in person by the Lot owner before the Board of Directors at a scheduled Board meeting.

  13. ACC Committee can recommend proposed changes to the ACC Guidelines.

  14. Lot owners will be notified of proposed changes to the ACC Guidelines at least 30 days in advance of the meeting of the Board of Directors in which the proposed guideline changes will be voted on. This notification will be located on the website in the Announcement section and the replacement of the ACC Guidelines document with a new updated version.

  15. The Architectural Review Committee (ACC), the Board of Directors will determine acceptance of the modified ACC Guidelines by a majority vote.

  16. The Board of Directors may call a Board meeting to handle any ACC requests approaching 30 days. The agenda for this meeting will cover only the topic of ACC recommendations unless other topics are requested by the Board members.
